Building Regulation is the act by which all co-owners of a building arrange by a notary deed, to be subject to transcription, their rights and obligations with respect to the common parts of the building, as well as with respect to their separate properties.

This deed is usually drafted at the same time as the establishment of horizontal ownership, but it may also be done later and binds the signatories in it, as well as all of the future co-owners of the building.

The building regulation act has to be transcribed in the competent  Land Registry or entered in the competent Cadastral Office.
